Questions buyers ask us
Short answers to what buyers ask before they call. Not tax or legal advice. Your lawyer confirms the details.
Costs and how we are paid
Nothing. You don't pay Konrad for searching, viewings, negotiating or help with the paperwork. The seller's side pays our commission when a sale completes. You pay the price of the home plus the taxes and fees every buyer in Spain pays. Your lawyer gives you the exact figure before you sign.
Yours. It's a fair question, so ask every agent. We are paid when you buy, which is why we say it plainly: our job is to find the right home, not to close the first one. In your purchase, we work for you. We tell you when a home isn't worth its price, or when not to buy.
On a new build the developer pays our commission; on a resale home, the seller's side does. Either way, we show you new builds and resale homes side by side, and you decide.
For a resale home, roughly 9–11% on top of the price. This covers transfer tax (ITP, 7% in Andalucía), notary, land registry, your lawyer and administration. For a new build, usually about 12–14%, because of VAT and stamp duty. Mortgage costs are extra. Your lawyer confirms your figures.
Every owner pays IBI, the local property tax, and a rubbish collection charge. In a building or an estate, you also pay community fees. Add home insurance and utilities. If you don't live in Spain, you also file a yearly non-resident income tax return for the home, even if you never rent it out. The amounts depend on the home; we ask for the latest bills before you buy.
How buying works
A seller's agent works for the seller. A buyer's agent works for you: we search the whole market, check the home with your lawyer and negotiate the price for you. That matters most in a country where the language, the contracts and the rules are new to you.
For a resale home, usually two to three months from the signed reservation to the notary. Finding the home can take days or months. It depends on the budget, the area and how clear you are about what you want. A new build takes longer, since you wait for the home to be finished. Your agent gives you dates at each step.
Yes. Many of our buyers do most of it from home. We do viewings on video, your lawyer can act for you with a power of attorney, and you travel only if you want to. We tell you which steps need you in person and which do not.
Yes, we strongly advise it. Your lawyer is independent of us and of the seller. They check the title, the licences and any debts, prepare and check the contracts, and pay the taxes and register the home after the notary. We introduce lawyers our buyers have used; you choose and pay them directly.
Yes. Most homes on the coast are listed by several agencies, and we can arrange to view any of them with you.
Papers, banks and visas
You need an NIE, the Spanish tax number for foreigners, and a Spanish bank account. We help you apply for both, together with your lawyer. You also need a valid passport and funds that you can show came from legitimate sources. We give you a checklist at the start, so you know which papers to collect.
Often yes. Spanish banks lend to non-residents, but they usually lend a smaller share of the price than they do to residents. A mortgage broker compares offers for you and gives you the figures. We introduce brokers we work with. Decide your loan before you make an offer, so you know your budget.
No. Spain ended its Golden Visa for property purchases in April 2025. Buying a home no longer gives you residency. If you plan to live in Spain, ask us about the visa options and we'll introduce you to an immigration lawyer. We don't give legal advice.
New builds and off-plan
It can be, so we check carefully. Spanish law requires the developer to guarantee the money you pay before the home is finished, usually with a bank guarantee or insurance. Your lawyer checks that the guarantee exists before you pay. We also check the building licence and the developer's earlier projects. Some projects we will not recommend.
Neither, in general. A new build costs more on top of the price (VAT instead of transfer tax) and you may wait for it, but it comes with modern standards and a ten-year structural guarantee. A resale home is ready now and often has a bigger plot or a better position, but needs closer checks. We show you both and say which fits what you want.
Off-plan means the home isn't built yet: you pay in stages while it is built, and you get the keys when it is finished. Key-ready means it is finished and you can complete straight away.
Renting out and investing
Often, but check first. In Andalucía, a holiday let must be registered as a tourist home (vivienda de uso turístico) with the regional government, and town halls can limit new ones. Since April 2025, a new holiday let in an apartment building also needs the owners' community to agree. Your lawyer checks the licence and the community rules before you buy.
You file a Spanish non-resident tax return for the income. Residents of the EU or the EEA, which includes Norway, pay 19% on the profit after allowed costs; others pay 24% on the gross income. Your home country may tax the same income too. Ask a tax adviser in both countries; this is not tax advice.
No. Rental income depends on the licence, the season, the home and how it is run, and nobody can promise it. When a listing or a developer promises a "guaranteed" income, we ask who guarantees it, for how long, and what happens after. We can introduce rental managers who give you their own figures.
